Brigade
Granada
40 Acres · Whitefield–Kadugodi Main Road · East Bengaluru
Brigade's largest integrated township in the Whitefield arc — around 2,000 apartments held in roughly 14 skyscrapers rising 53 floors, wrapped around a retail high street, a 400-key hotel, and school and healthcare provision, on a parcel that keeps close to 80% of its ground open.
A world-class integrated township
A township is only as good
as its weakest non-residential block.
Plenty of projects call themselves townships. The test is simple: can the developer actually build and operate the parts that aren't apartments? Brigade is one of very few Indian developers that runs offices, malls, hotels and schools as separate operating businesses — which is why its township components tend to open rather than stay renderings.
A high street inside the gates
A dedicated retail spine is planned within the master plan — the everyday layer of grocery, pharmacy, cafés, salons and F&B that decides whether a township feels alive at 8pm on a Tuesday. Brigade operates the Orion Mall chain across three Bengaluru locations, so retail here is an in-house competency rather than a leasing gamble. Retail access is planned separately from the residential podium, which is what keeps visitor traffic out of your tower lobby.
Inside the plan, and directly opposite
The master plan provides for a school within the township. Independent of that, VIBGYOR High Kadugodi sits directly across the Whitefield–Kadugodi Main Road from the site — a walk, not a school-bus commute. The wider catchment adds Deens Academy, Gopalan International, NPS Whitefield and Whitefield Global School within a normal drive. For a family with a child in Grade 3, that combination is worth more than any amenity list.
Care within the campus, and around it
A healthcare facility is provided for in the master plan. Around it, Whitefield already carries one of Bengaluru's densest hospital clusters — Manipal Whitefield, Sri Sathya Sai Institute of Higher Medical Sciences, Vydehi Institute and Columbia Asia all sit within the corridor. Brigade has done this before: Brigade Gateway in Malleswaram has a multi-speciality hospital operating on campus.
The number that ages best
Around 80% of the ground is claimed as open. That figure is a direct consequence of building tall: concentrating roughly 2,000 homes into about 14 skyscrapers of 3 basements + ground + 53 floors is what frees the ground plane for landscape, sport and a pedestrian spine rather than surface parking and low-rise sprawl. Density done vertically is what buys you the park.
Clubhouse, and a 400-key hotel
A signature clubhouse anchors the indoor amenity programme — fitness, indoor sport, co-working, banquet and social space in one building across basement, ground and upper levels. Alongside it, a 400-key hotel is planned within the township. That matters practically: it is where your visiting parents stay, where you host a wedding function, and where the F&B and banqueting quality of the address gets set.
The typology
Six formats, 730 to 2,760 sq ft.
A deliberately wide ladder — from a compact 1 BHK that works as a rental asset in a proven tenant market, up to a 2,760 sq ft four-bedroom with maid's quarters. Pricing is worked off the rate indicated at pre-launch and moves with floor band and unit position, so we share it live rather than print a number that dates. Tap Know pricing on any configuration and an expert will send the current rate and a full cost sheet.
| Configuration | Super built-up | Pricing | Suited to |
|---|---|---|---|
| 1 BHK | 730 sq ft | Know pricing | Single professionals; rental-yield buyers |
| 2 BHK | 1,275 sq ft | Know pricing | Couples and young families |
| 3 BHK + 2T | 1,540 sq ft | Know pricing | The efficient three-bedroom; strongest resale depth |
| 3 BHK + 3T | 1,820 sq ft | Know pricing | Families wanting an en-suite for each bedroom |
| 3 BHK + 3T + Study | 2,240 sq ft | Know pricing | Work-from-home households; multi-generational |
| 4 BHK + 4T + Maid | 2,760 sq ft | Know pricing | Large families; staff accommodation on plan |
The rate is indicative
₹14,000 per sq ft is the pre-launch indication and the basis for every value shown above. Rates at pre-launch move, and floor rise on a 53-floor tower is material — expect a meaningful spread between a 6th-floor and a 46th-floor unit of the same plan. Speak to an expert for the live number.
Delivered, not proposed
Two townships you can walk
through this weekend.
Township claims are only worth what the developer has already handed over. Brigade has completed two integrated townships in Bengaluru that are open, occupied and operating today. Go and see them before you decide anything about Granada.
Completed · Operating since 2012
Brigade Gateway
Malleswaram–Rajajinagar, Bengaluru · ~40 acres
The template for everything Brigade has built since. A single campus assembled around a man-made lake, where the residential towers sit alongside a working office tower, a full-scale mall, a five-star hotel and a hospital — all still trading more than a decade later.
- World Trade Center Bengaluru — 32-floor Grade-A office tower; Brigade's own headquarters
- Orion Mall — approx. 8.2 lakh sq ft, opened 2012, 300+ retail outlets
- Sheraton Grand Bengaluru — 5-star, 230 keys, skyway-linked to the mall and WTC
- Multi-speciality hospital and Brigade School on campus
- Metro station roughly 500 m away on the Green Line
Completed · Final phase handed over Jan 2026
Brigade Cornerstone Utopia
Varthur Road, Whitefield, Bengaluru · ~47 acres
The direct precedent for Granada, and on the same Whitefield arc. A 47-acre mixed-use township of 4,000+ apartments that has gone from launch in 2018 to fully delivered — the last block reached possession in January 2026. It is now a lived-in community with real resale and rental data attached to it.
- 4,000+ apartments — studios through 3 BHK — across 26-floor towers
- Approx. 3.7 lakh sq ft commercial and 1.2 lakh sq ft retail, plus a cineplex
- 80%+ open space — the same design logic proposed at Granada
- Possession ran June 2023 to January 2026 across five residential blocks
- Independently verifiable: walk the campus, check the finishes, ask residents what they rent for
Location & real drive times
Whitefield–Kadugodi Main Road,
Sannatammanahalli.
The site sits on the Whitefield–Kadugodi (Hoskote) Main Road, opposite VIBGYOR High School Kadugodi and roughly 750 m off NH-75 / Old Madras Road. That places it at the join between the established Whitefield employment belt to the south and the Budigere Cross–Hoskote growth corridor to the north.
| Destination | By road | Typical drive | Why it matters |
|---|---|---|---|
| NH-75 / Old Madras Road | ~0.8 km | 2–3 min | The corridor's arterial spine — north to Hoskote, west to KR Puram |
| VIBGYOR High, Kadugodi | ~0.2 km | Walk | Directly opposite the site across the main road |
| Budigere Cross | ~6 km | 12–18 min | Proposed metro station on the KR Puram–Hoskote extension |
| Whitefield (Kadugodi) Metro | ~7 km | 15–22 min | Operating Purple Line terminal — direct to Indiranagar, MG Road, Majestic |
| Hope Farm Junction | ~9 km | 20–28 min | Whitefield's retail, F&B and services hub |
| ITPL / International Tech Park | ~11 km | 25–35 min | The anchor employment node of East Bengaluru |
| EPIP Zone | ~11 km | 25–35 min | Export Promotion Industrial Park — SEZ and IT campuses |
| Phoenix Marketcity, Mahadevapura | ~14 km | 30–40 min | East Bengaluru's largest retail and cinema destination |
| KR Puram | ~13 km | 25–40 min | Metro interchange and gateway to the ORR and the airport line |
| Indiranagar | ~22 km | 45–65 min | By road; materially faster via Purple Line metro from Kadugodi |
| Kempegowda International Airport | ~38 km | 55–75 min | Via NH-75 and the STRR / Devanahalli approach |
Distances are road approximations derived from the site's mapped coordinates and are rounded. We will drive any of these routes with you at your chosen time of day — a more honest test than any table.
Infrastructure — stated accurately
The proposed metro station at Budigere Cross
BMRCL is studying a roughly 16 km metro extension from KR Puram towards Hoskote, examined as a double-decker corridor with a road flyover on the lower deck and metro on the upper deck, sharing central piers. Budigere Cross is one of the proposed stations on that alignment, alongside ITI Bhavan, TC Palya Gate, Battarahalli, Medahalli, Avalahalli, Kattamanallur Gate and Hoskote.

What already exists. The Purple Line terminal at Whitefield (Kadugodi) has been operating since March 2023, roughly 7 km from the site, running direct to KR Puram, Indiranagar, MG Road, Majestic and on to Challaghatta. That is the connectivity you can use on day one.
The micro-market — proven, not promised
Whitefield already has the one thing
a new corridor cannot fake: tenants.
This is the part of the decision most buyers get wrong. A township in an emerging corridor asks you to bet on demand arriving. Whitefield is the opposite case — a thirty-year-old employment micro-market with ITPL, EPIP Zone, Brigade Tech Park, Brigade Tech Gardens, Cessna and RGA Tech Park inside it, an operating metro terminal, and a rental market that clears every month without anyone marketing it.
An existing rental market
Category A branded township stock in Whitefield commands a clear premium over the general market median. Tenant demand comes from a two-lakh-plus technology workforce that is already here — not one that has been promised.
Rents are moving, not flat
Whitefield has been among Bengaluru's fastest-rising rental corridors through 2026, with reported year-on-year rental growth in the low-to-mid teens. The Kadugodi catchment specifically recorded a step-up in rents after the Purple Line terminal opened — the same mechanism now proposed at Budigere Cross.
Two clocks, one address
Established Whitefield gives you tenant demand from day one of possession. The Kadugodi–Hoskote extension gives you the infrastructure re-rating over the holding period. Most corridors offer one or the other. This stretch offers both.
Rental figures above are indicative medians observed for Category A gated developments in the Whitefield sub-market as at mid-2026. They describe the surrounding market, not Brigade Granada, which is unbuilt. Actual rent depends on configuration, floor, furnishing, condition and the letting cycle. Nobody — including us — can promise you a rent or a yield.
The rare ones
Not the standard list.
The reasons to move.
Every project has a gym and a play area. These are the elements that only a 40-acre township with a hotel operator behind it can actually put on the ground — and the ones that will still matter to you in year seven.
Sky Lounge
A viewing and entertaining deck set high in the towers — the payoff of building to 53 floors, with the Whitefield skyline laid out below.
400-Key Hotel
Hospitality inside your address. Guest rooms for visiting family, banqueting for a wedding, and a restaurant standard you rarely get in a residential campus.
Retail High Street
An open-air shopping and dining spine within the gates, planned with its own access so visitor traffic never reaches your lobby.
Signature Clubhouse
Fitness, indoor sport, banquet and social space across basement, ground and upper levels — a building, not a converted floor plate.
Infinity-Edge Pool
Temperature-controlled, with a separate children's pool and a sun deck facing the landscaped spine.
Co-working Lounge
Bookable desks, a business lounge and meeting rooms in the clubhouse — so the third bedroom stays a bedroom.
Open-Air Amphitheatre
A tiered performance bowl on the central green for festivals, screenings and community evenings.
Wellness & Spa
Treatment rooms, steam and sauna, and a dedicated yoga and meditation deck opening onto the landscape.
Pet Park
A fenced off-leash run with its own walkways and wash-down point — genuinely rare at this scale in East Bengaluru.
EV Charging Bays
Charging provision across three basement levels, planned in from the start rather than retrofitted into a finished car park.
Central Green Spine
A pedestrian-safe landscaped corridor running the length of the township, with vehicles held to the perimeter and basements.
On-Campus Healthcare
A healthcare facility within the master plan — the difference between a ten-minute walk and a thirty-minute drive at 2am.
Amenity programme is indicative and drawn from the developer's pre-launch material. Final amenity list, phasing and delivery sequence will be confirmed in the sanctioned plan and the RERA-registered agreement. Illustrations are original artwork created to represent each amenity and are not photographs of the project.
Construction Linked Plan
You pay as it rises.
Not before.
A Construction Linked Plan ties every instalment to a physical, verifiable milestone on site. You are not funding a promise — you are funding a slab that exists. For a tower rising 3 basements + ground + 53 floors over a multi-year build, that structure is the single most important protection a buyer has. Pick a configuration to see the rupee value of each milestone.
Computed at ₹14,000 per sq ft. Excludes GST, stamp duty, registration, khata, statutory and infrastructure charges, floor rise, preferential-location charges, parking, club membership and maintenance deposits.

Why a CLP over a down-payment plan
A down-payment plan buys you a discount in exchange for handing over 80–90% of the value up front, against an unbuilt asset, in a project whose RERA registration is still pending. A CLP costs slightly more in headline terms and keeps your capital tied to physical progress. For a first-time buyer in this corridor, the CLP is almost always the right call.
Important. The milestone structure and percentages above are an indicative, representative Construction Linked Plan of the kind used on comparable Brigade high-rise projects, shown to help you understand how a CLP works and to model cash flow. They are not the confirmed Brigade Granada payment schedule, which will be issued by the developer at launch and governed by the RERA-registered agreement for sale. Configuration values are modelled at ₹14,000 per sq ft and are indicative only.

Questions buyers actually ask
Straight answers.
Is Brigade Granada RERA registered?
Not yet. The project is at pre-launch / EOI stage and Karnataka RERA registration is awaited. Under RERA, a project cannot be advertised for sale, booked or allotted until registration is granted. What is happening now is an Expression of Interest exercise, which places you in a preference queue. Do not pay a booking amount or sign an agreement for sale before you have verified a live registration number on rera.karnataka.gov.in. We will notify every EOI registrant the day the number is published.
Where exactly is the site, and how do I find it?
Whitefield–Kadugodi (Hoskote) Main Road, Sannatammanahalli, Bengaluru East Taluk, Karnataka 560067. Directly opposite VIBGYOR High School Kadugodi and roughly 750 m off NH-75 / Old Madras Road. Coordinates 13.0467° N, 77.7598° E; Plus Code 2QW5+MWJ. Use the directions link on the map above.
How tall are the towers, and how many homes are there?
The pre-launch material indicates approximately 14 skyscrapers configured as 3 basements + ground + 53 floors, carrying around 2,000 apartments across roughly 40 acres, with about 80% of the ground kept open. Township components include a retail high street, a 400-key hotel, and school and healthcare provision. Published figures vary across secondary sources at this stage — tower count, floor count and unit mix will only be settled by the sanctioned plan and the RERA filing. Treat everything on this page as indicative until then.
What are the configurations and what will they cost?
Six formats: 1 BHK at 730 sq ft, 2 BHK at 1,275 sq ft, 3 BHK + 2T at 1,540 sq ft, 3 BHK + 3T at 1,820 sq ft, 3 BHK + 3T + Study at 2,240 sq ft, and 4 BHK + 4T + Maid at 2,760 sq ft. At the pre-launch indication of ₹14,000 per sq ft, that gives tentative values from roughly ₹1.02 Cr to ₹3.86 Cr on super built-up area, before GST, stamp duty, registration, floor rise, PLC, parking, club and statutory charges. Floor rise on a 53-floor tower is material. Ask us for the itemised cost sheet.
Is the metro station at Budigere Cross confirmed?
No. BMRCL has completed feasibility work on a roughly 16 km KR Puram–Hoskote extension, studied as a double-decker metro-plus-flyover corridor, on which Budigere Cross is a proposed station. It is at Detailed Project Report stage. There is no sanction, no funding approval and no construction timeline. The connectivity that exists today is the Purple Line terminal at Whitefield (Kadugodi), operating since March 2023, roughly 7 km away.
What rent could I expect if I let it out?
Nobody can tell you that with certainty for an unbuilt project completing years from now. What we can tell you is what Category A gated developments in Whitefield achieve today: around ₹60,000 a month for a 2 BHK, ₹80,000 for a 3 BHK, and about ₹1,00,000 for a 4 BHK. Township stock with a functioning clubhouse, retail and hotel typically sits at the upper end of its band. Actual rent depends on configuration, floor, furnishing and the letting cycle, and these figures are gross of maintenance, vacancy and tax. We will model a net position with you using your actual financing cost.
How is a CLP different from a down-payment plan?
A Construction Linked Plan releases money against verified construction milestones, so your exposure grows only as the building does. A down-payment plan takes 80–90% up front in exchange for a discount. On a pre-RERA, multi-year, 53-floor build, the CLP is the more defensible structure for most buyers. The trade-off is a slightly higher headline price. We will run both against your cash flow before you choose.
Can NRIs buy here?
Yes. NRIs and OCI cardholders may purchase residential property in India under FEMA, with payment through normal banking channels or from NRE / NRO / FCNR accounts. Practical points to plan for: a registered Power of Attorney if you cannot attend registration, TDS mechanics, repatriation limits, and lender requirements for NRI home loans. We handle NRI transactions regularly and will walk you through the documentation and the Karnataka registration process. This is general information and not a tax, legal or investment advice — take your own professional advice on your specific position.
