A world-class integrated township

A township is only as good
as its weakest non-residential block.

Plenty of projects call themselves townships. The test is simple: can the developer actually build and operate the parts that aren't apartments? Brigade is one of very few Indian developers that runs offices, malls, hotels and schools as separate operating businesses — which is why its township components tend to open rather than stay renderings.

Retail

A high street inside the gates

A dedicated retail spine is planned within the master plan — the everyday layer of grocery, pharmacy, cafés, salons and F&B that decides whether a township feels alive at 8pm on a Tuesday. Brigade operates the Orion Mall chain across three Bengaluru locations, so retail here is an in-house competency rather than a leasing gamble. Retail access is planned separately from the residential podium, which is what keeps visitor traffic out of your tower lobby.

Schooling

Inside the plan, and directly opposite

The master plan provides for a school within the township. Independent of that, VIBGYOR High Kadugodi sits directly across the Whitefield–Kadugodi Main Road from the site — a walk, not a school-bus commute. The wider catchment adds Deens Academy, Gopalan International, NPS Whitefield and Whitefield Global School within a normal drive. For a family with a child in Grade 3, that combination is worth more than any amenity list.

Healthcare

Care within the campus, and around it

A healthcare facility is provided for in the master plan. Around it, Whitefield already carries one of Bengaluru's densest hospital clusters — Manipal Whitefield, Sri Sathya Sai Institute of Higher Medical Sciences, Vydehi Institute and Columbia Asia all sit within the corridor. Brigade has done this before: Brigade Gateway in Malleswaram has a multi-speciality hospital operating on campus.

Open space

The number that ages best

Around 80% of the ground is claimed as open. That figure is a direct consequence of building tall: concentrating roughly 2,000 homes into about 14 skyscrapers of 3 basements + ground + 53 floors is what frees the ground plane for landscape, sport and a pedestrian spine rather than surface parking and low-rise sprawl. Density done vertically is what buys you the park.

Hospitality

Clubhouse, and a 400-key hotel

A signature clubhouse anchors the indoor amenity programme — fitness, indoor sport, co-working, banquet and social space in one building across basement, ground and upper levels. Alongside it, a 400-key hotel is planned within the township. That matters practically: it is where your visiting parents stay, where you host a wedding function, and where the F&B and banqueting quality of the address gets set.

Infrastructure — stated accurately

The proposed metro station at Budigere Cross

BMRCL is studying a roughly 16 km metro extension from KR Puram towards Hoskote, examined as a double-decker corridor with a road flyover on the lower deck and metro on the upper deck, sharing central piers. Budigere Cross is one of the proposed stations on that alignment, alongside ITI Bhavan, TC Palya Gate, Battarahalli, Medahalli, Avalahalli, Kattamanallur Gate and Hoskote.

What already exists. The Purple Line terminal at Whitefield (Kadugodi) has been operating since March 2023, roughly 7 km from the site, running direct to KR Puram, Indiranagar, MG Road, Majestic and on to Challaghatta. That is the connectivity you can use on day one.

The micro-market — proven, not promised

Whitefield already has the one thing
a new corridor cannot fake: tenants.

This is the part of the decision most buyers get wrong. A township in an emerging corridor asks you to bet on demand arriving. Whitefield is the opposite case — a thirty-year-old employment micro-market with ITPL, EPIP Zone, Brigade Tech Park, Brigade Tech Gardens, Cessna and RGA Tech Park inside it, an operating metro terminal, and a rental market that clears every month without anyone marketing it.

An existing rental market

Category A branded township stock in Whitefield commands a clear premium over the general market median. Tenant demand comes from a two-lakh-plus technology workforce that is already here — not one that has been promised.

Rents are moving, not flat

Whitefield has been among Bengaluru's fastest-rising rental corridors through 2026, with reported year-on-year rental growth in the low-to-mid teens. The Kadugodi catchment specifically recorded a step-up in rents after the Purple Line terminal opened — the same mechanism now proposed at Budigere Cross.

Two clocks, one address

Established Whitefield gives you tenant demand from day one of possession. The Kadugodi–Hoskote extension gives you the infrastructure re-rating over the holding period. Most corridors offer one or the other. This stretch offers both.

They describe the surrounding market, not Brigade Granada, which is unbuilt. Actual rent depends on configuration, floor, furnishing, condition and the letting cycle. Why a CLP over a down-payment plan

A down-payment plan buys you a discount in exchange for handing over 80–90% of the value up front, against an unbuilt asset, in a project whose RERA registration is still pending. A CLP costs slightly more in headline terms and keeps your capital tied to physical progress. For a first-time buyer in this corridor, the CLP is almost always the right call.

Is Brigade Granada RERA registered?

Not yet. The project is at pre-launch / EOI stage and Karnataka RERA registration is awaited. Under RERA, a project cannot be advertised for sale, booked or allotted until registration is granted. What is happening now is an Expression of Interest exercise, which places you in a preference queue. Do not pay a booking amount or sign an agreement for sale before you have verified a live registration number on rera.karnataka.gov.in. We will notify every EOI registrant the day the number is published.

Where exactly is the site, and how do I find it?

How tall are the towers, and how many homes are there?

The pre-launch material indicates approximately 14 skyscrapers configured as 3 basements + ground + 53 floors, carrying around 2,000 apartments across roughly 40 acres, with about 80% of the ground kept open. Township components include a retail high street, a 400-key hotel, and school and healthcare provision. Published figures vary across secondary sources at this stage — tower count, floor count and unit mix will only be settled by the sanctioned plan and the RERA filing. Treat everything on this page as indicative until then.

What are the configurations and what will they cost?

Six formats: 1 BHK at 730 sq ft, 2 BHK at 1,275 sq ft, 3 BHK + 2T at 1,540 sq ft, 3 BHK + 3T at 1,820 sq ft, 3 BHK + 3T + Study at 2,240 sq ft, and 4 BHK + 4T + Maid at 2,760 sq ft. At the pre-launch indication of ₹14,000 per sq ft, that gives tentative values from roughly ₹1.02 Cr to ₹3.86 Cr on super built-up area, before GST, stamp duty, registration, floor rise, PLC, parking, club and statutory charges. Is the metro station at Budigere Cross confirmed?

No. BMRCL has completed feasibility work on a roughly 16 km KR Puram–Hoskote extension, studied as a double-decker metro-plus-flyover corridor, on which Budigere Cross is a proposed station. It is at Detailed Project Report stage. There is no sanction, no funding approval and no construction timeline. The connectivity that exists today is the Purple Line terminal at Whitefield (Kadugodi), operating since March 2023, roughly 7 km away.

What rent could I expect if I let it out?

Nobody can tell you that with certainty for an unbuilt project completing years from now. What we can tell you is what Category A gated developments in Whitefield achieve today: around ₹60,000 a month for a 2 BHK, ₹80,000 for a 3 BHK, and about ₹1,00,000 for a 4 BHK. Township stock with a functioning clubhouse, retail and hotel typically sits at the upper end of its band. Actual rent depends on configuration, floor, furnishing and the letting cycle, and these figures are gross of maintenance, vacancy and tax. We will model a net position with you using your actual financing cost.

How is a CLP different from a down-payment plan?

A Construction Linked Plan releases money against verified construction milestones, so your exposure grows only as the building does. A down-payment plan takes 80–90% up front in exchange for a discount. On a pre-RERA, multi-year, 53-floor build, the CLP is the more defensible structure for most buyers. The trade-off is a slightly higher headline price. We will run both against your cash flow before you choose.

Can NRIs buy here?

Yes. NRIs and OCI cardholders may purchase residential property in India under FEMA, with payment through normal banking channels or from NRE / NRO / FCNR accounts. Practical points to plan for: a registered Power of Attorney if you cannot attend registration, TDS mechanics, repatriation limits, and lender requirements for NRI home loans.
